Please note that restrictive covenants will apply to allow restrictive covenants shall apply to the land once subdivided to exclude mobile homes, recreational vehicles, temporary dwellings and shipping containers for storage, but shall provide for reasonable short-term use during the construction of a dwelling.
Currently the property falls under rural zoning, but potential buyers are encouraged to discuss their plans with the Municipality of the County of Colchester – https://www.colchester.ca/community-development
Easements have been contemplated in the plan to provide owners of all lots deeded access to the beach, however access will only be on foot for ocean-view lots.
Easements have also been created for NS Power, but upgrades will be completed by the purchaser, and the lots are being sold “as is”.
Subdivision of the lots will be completed on closing at Seller’s cost.
